Ormond By The Sea Florida Homes sold in November, 2011

Through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) there were 8 Ormond By The Sea, Florida homes sold in November, 2011. Two (2) of the sales had lender involvement, either a short sale or foreclosure. Additionally, there are 25 homes under contract waiting closing and 13 of those have lender involvement. The highest priced home sold was a 3 bedroom on Capistrano Dr for $180,000 and the lowest priced was a 3-bedroom 2 bath on Buckingham Drive for $57,000.

While the 2011 volume is lower that in previous years the average sales price is close to that of 2009 which may indicate that values are beginning to level off and the continuing decline in values is close to being over.

Hi Al.   Values beginning to level off is a good sign.    It is interesting to see your chart for the previous years back to 2007.

Al, It will be great to get those prices back up again and although volume has declined, leveling off to 2009 numbers is a good indicator that the Real Estate Recovery will see some gains in your area!

Cal , comparing to previous years gives a little perspective to the numbers.

Larry & Sheila, we are certainly beginning to believe that the market is recovering.  There ar more potential buyers looking and the snowbirds are starting to arrive.

Hi Al,

I will include a chart of sales by price point but i just do not have the time to go through all of them to spread by bedrooms and lender owned. Good market report and I also like the comparison to several prior years. I think i will add that aspect to my own but for YE reports written in January.

Hi Bob,

The small volumes allows me to get the breakdowns pretty easily and the comparison to previous years provides some perspective for where the market values have been.  Of course now that my Granddaughter is getting up to speed these figures will be much easier to gather.
